SIP panel cost is one of the most frequently misunderstood variables in SIP construction budgeting. Material cost per square foot is higher than conventional framing. Total installed cost — including labor, mechanical rough-in savings, and energy performance over time — frequently is not. Understanding the full cost picture, and where the numbers actually land in current market conditions, is the starting point for accurate project budgeting.
Material cost ranges
SIP panel material cost varies by panel type, thickness, manufacturer, and current market conditions. As general ranges (noting that prices change and project-specific quotes should always be obtained):
- EPS wall panels (6.5″): $7 to $12 per square foot of panel, delivered to job site
- EPS roof panels (10.25″): $12 to $18 per square foot, delivered
- Polyurethane wall panels (6.5″): $12 to $18 per square foot, delivered
- Polyurethane panels for cold storage: $18 to $30+ per square foot depending on thickness and application
These ranges reflect variation in manufacturer pricing, freight cost, and market conditions. They should be treated as reference ranges for budgeting purposes, not as quotes. Actual project pricing requires quotes from manufacturers with the specific panel configuration and project location.
What drives material cost variation
- Core material. Polyurethane adds 20 to 35 percent over equivalent EPS panels.
- Panel thickness. Cost increases with thickness — a 10.25″ panel costs more than a 6.5″ panel of the same core type.
- Panel complexity. Pre-routed electrical chases, complex opening cuts, and non-standard dimensions add to the base panel cost.
- Freight. Distance from the manufacturer’s plant to the job site is a significant cost driver. Freight for a large residential order can range from $2,000 to $10,000+ depending on distance and order size.
- Order size. Volume pricing is available from most manufacturers for large orders — subdivision development and commercial projects benefit from volume pricing that is not available on single-home orders.
Labor cost comparison
SIP panels are faster to install than conventional stick-frame construction. A typical 2,500 sf residential structure can be paneled in two to four days with an experienced SIP crew — compared to two to four weeks for conventional framing. The labor saving on the structural shell is significant. In markets where skilled framing labor is expensive, the labor differential often more than offsets the material cost premium for SIP panels.
The labor saving is real but variable. It depends on the crew’s SIP experience, the complexity of the building geometry, and the accuracy of the panel layout. Simple rectangular buildings with experienced crews achieve the most dramatic labor savings. Complex geometry with an inexperienced crew achieves less.
The total cost comparison
A complete cost comparison between SIP and conventional construction includes: panel material cost vs. framing + sheathing + insulation cost; SIP installation labor vs. framing + insulation labor; mechanical rough-in cost (SIP buildings typically require less mechanical equipment for equivalent comfort, which partially offsets the panel premium); and 30-year energy cost savings from improved thermal performance and airtightness.
On most residential projects in moderate to cold climates, the total cost of SIP construction is within 3 to 8 percent of conventional construction — with meaningfully better energy performance and a faster construction schedule. In markets with high labor costs, SIP construction is often cost-competitive on total installed cost alone, before accounting for energy savings.
