Warranty comparison between SIP manufacturers reveals meaningful differences in coverage period, what is warranted, and what conditions void the warranty. Reading the actual warranty documents — not the marketing summary — is the only way to understand what is actually covered.
The key warranty provisions to compare
Delamination coverage period. The most important warranty provision. Delamination — separation of OSB facing from foam core — is the most consequential manufacturing defect and may not be apparent for years after installation. Coverage periods range from 2 years (minimal) to 25 years or lifetime (quality manufacturers). The longer the delamination coverage period, the more confidence the manufacturer has in their adhesion process.
Structural warranty coverage. Some manufacturers provide separate structural warranties covering the panel’s structural performance. The structural warranty should be read in conjunction with the delamination warranty — a structural warranty that excludes delamination is a narrow coverage document.
Dimensional accuracy warranty. What tolerance is warranted, and what is the remedy? Most warranties provide replacement of out-of-tolerance panels; some require the purchaser to identify and report dimensional issues within a specified time after delivery.
What warranties typically exclude
Standard SIP warranty exclusions: installation errors, improper storage, normal weathering, and consequential damages. The installation exclusion is important — no warranty covers damage from a contractor’s installation mistakes, including joint sealing deficiencies that cause moisture problems. The consequential damage exclusion means the manufacturer’s remedy is limited to panel replacement, not the cost of removing and replacing damaged structure or finishes caused by a defective panel.
Warranty registration requirements
Most SIP warranties require registration within 30 to 60 days of panel delivery. Failure to register forfeits the warranty on a defect that may not appear for years. Building the warranty registration step into the project closeout checklist is the only reliable way to ensure coverage is preserved.
The warranty comparison process
Obtain the actual warranty document — not the marketing summary — from each manufacturer under consideration. Compare delamination coverage period, structural warranty terms, exclusions, and claim procedures. The manufacturer with the longest delamination coverage period and clearest claim procedure has demonstrated the most confidence in their product. That confidence is worth something on a building with a 30 to 50-year intended service life.
