Timeline by phase
- Foundation: 2 to 4 weeks (same as conventional construction — SIP construction doesn’t change foundation requirements)
- SIP shell erection: 2 to 5 days for a standard residential shell
- Roofing (applied to SIP roof panels): 3 to 7 days
- Window and door installation: 3 to 5 days
- Interior rough-in (MEP): 3 to 6 weeks (comparable to conventional construction)
- Interior finish: 6 to 12 weeks (comparable to conventional construction)
Total time from foundation to occupancy for a SIP home is similar to conventional construction — the SIP advantage is compressed in the framing phase, but the other phases take approximately the same time. The practical benefit is that interior work can start 3 to 5 weeks earlier than in a comparably sized conventional build, which is a schedule compression that compounds through the remaining phases.
What slows SIP construction down
Panel lead times. SIP panels require 4 to 8 weeks of manufacturing lead time after the order is placed. Failing to order panels at the appropriate lead time before the foundation is complete delays the project. This is the most common timeline problem in SIP construction — not the installation itself, but the planning required to have panels ready when the foundation is complete.
Inexperienced crew. An experienced SIP crew on a standard residential project completes the shell in 2 to 5 days. An inexperienced crew on the same project may take 2 to 3 times as long, eliminating the construction timeline advantage. Crew experience is a direct multiplier on construction speed.
Complex geometry. Hip roofs, dormers, multiple rooflines, and non-standard building geometry add time to SIP installation. The 2 to 5-day estimate applies to simple to moderately complex residential designs; complex custom homes may take 7 to 14 days for the shell.
