EPS vs Polyurethane SIP Panels: Which Is Better?

Neither is universally better. The right answer depends on the project’s climate zone, wall thickness constraints, and budget. EPS is the correct choice for most applications. Polyurethane is correct for specific applications where its higher R-value per inch justifies the cost premium.

The key difference: R-value per inch

EPS provides approximately R-4 per inch. Polyurethane provides approximately R-6.5 per inch — about 60 percent more R-value per inch. In a 6.5-inch panel, that difference is significant: R-21 for EPS vs. R-42 for polyurethane. In applications where the R-42 is needed and where EPS at adequate R-value would require an unacceptably thick panel, polyurethane is the right choice.

The cost difference

Polyurethane panels cost 20 to 35 percent more than equivalent EPS panels. On a residential project with a $200,000 panel budget, that premium is $40,000 to $70,000 in additional cost. For applications where polyurethane’s performance advantage is necessary, that premium is justified. For applications where EPS meets the performance target, it is not.

When EPS is the right choice

  • Residential construction in Climate Zones 1 through 6, where EPS at standard thicknesses meets code R-value requirements
  • Commercial construction where R-value per inch is not constrained by wall thickness
  • Any project where total panel cost is a meaningful consideration and the EPS specification meets performance targets

When polyurethane is the right choice

  • Cold storage and refrigeration applications where maximizing R-value per inch reduces operating cost
  • Climate Zone 7 and 8 residential where thin wall profiles and high R-value are required simultaneously
  • Applications where the panel needs to function as a Class II vapor retarder without a separate membrane
  • Projects where architectural intent drives thinner wall profiles than EPS can achieve at the required R-value

The most common mistake

The most common specification error in SIP panel selection is specifying polyurethane in applications where EPS meets the performance requirement. This happens when the specifier defaults to the higher-performance material without checking whether the lower-cost alternative satisfies the requirements. On most residential projects in moderate climates, EPS is the correct specification. A value engineering review of any project specified with polyurethane wall panels should confirm that the performance requirement actually demands polyurethane at the specified thickness before the order is placed.
